I get excited every paycheck because I know my investments are going to increase by a decent chunk. I use Mint to keep a close eye on what the current value is at and make goal marks to hit. Every time I hit a goal, I do a little happy dance and decide what I want my next marker to be and when I want to hit it by. I’m nowhere close to being financially independent or even debt free, but it’s exciting to see the ground work being laid and watching it grow.
Earn rental income. One of the more common ways that people earn passive income is by buying and then renting out property. These can be homes, apartments, land, or even individual rooms within your home. To do so, you'll have to find a property to rent out, determine a fair rental price by looking at comparable properties in your area, and then act as a landlord for your renters. You can convert this income source into truly passive income by hiring a manager to act as a landlord for you. However, this may not be economically feasible until you have several rental properties.
The capitalization rate approach to real estate valuation is much more straight-forward but may not give you a true market value. The cap rate is simply the annual net operating income (NOI) of the property divided by the cost or value. Net operating income is the amount left from rents after all expenses are paid but before taxes and interest payments.
Nearly every “9 to 5” worker (nothing against them) is a service worker. The definition of a service is a commodity where the value is created and consumed at the same time — think massages, for example. They create value — inputting purchase orders, serving customers, managing employees, etc — for a company or employer. The employer then consumes these services simultaneously.
Start-up costs can be prohibitive if you do not have the credit score for a loan or other financing options. Loan standards have loosened since the financial crisis and most can get some type of financing. The use of financing eats into cash flow during the early years but the strategy turns into a viable income stream after you start paying off properties.

Fourth, you can bundle your eBook with other goodies in order to bump up the value and make it more unique. With so many advantages, it's worth putting up the time and start building your own platform.
